§ 23.28.030 CONDITIONALLY PERMITTED USES.
   The following uses may be permitted subject to the approval of a conditional use permit pursuant to the provisions of Chapter 23.66 of this Title:
   (A)   Building material sales;
   (B)   Churches, parsonages, convents and other buildings and structures used for religious purposes;
   (C)   Clubs and halls;
   (D)   Commercial antennae;
   (E)   Day care facilities;
   (F)   Educational institutions;
   (G)   Fire and police stations;
   (H)   Fitness centers, health clubs and gymnasiums;
   (I)   Fortunetelling businesses as defined in § 5.14 of this code;
   (J)   Hospitals and nursing homes;
   (K)   Hotels and motels;
   (L)    Indoor entertainment facilities, including theaters, sport facilities, nightclubs, billiard parlors and amusement facilities;
   (M)   Laboratories;
   (N)   Libraries and museums;
   (O)   Mortuaries;
   (P)   Motor vehicle repair facilities when conducted wholly within an enclosed building;
   (Q)   Motor vehicle sales and rentals;
   (R)   Motor vehicle washing facilities;
   (S)   Nursery schools;
   (T)   One dwelling unit in conjunction with, and accessory to, a permitted or conditionally permitted use in the CPD zone;
   (U)   Outdoor retail sales or food sales as an accessory use to indoor sales;
   (V)   Professional, technical and vocational schools;
   (W)   Public service and utility structures and facilities;
   (X)   Residential uses, when proposed in conjunction with commercial uses. Such residential uses shall be subject to all provisions of Chapter 23.20 of this title and developed at a density consistent with the regulations of the R-3 zone;
   (Y)   Retail plant nurseries;
   (Z)   Sale of alcoholic beverages;
   (AA)   Service stations;
   (BB)   Veterinary clinics and animal hospitals;
   (CC)   Computer Game and Internet Access Centers;
   (DD)   Educational, instructional and tutoring services.
   (EE)   Massage establishments.
