§ 156.22 COMMERCIAL/MULTI-FAMILY OCCUPANCIES REQUIRING AUTOMATIC FIRE SPRINKLER SYSTEMS.
   (A)   Some new commercial buildings shall have an automatic fire sprinkler system with total building coverage, unless modified by the Fire Marshal or designee. Such new buildings requiring the installation of an automatic fire sprinkler system would be those that meet any of the following conditions:
      (1)   Where the combined total occupant load could be 200 persons or more, as calculated by NFPA 101, Chapter 7.
      (2)   Where assembly occupancy is located above or below the exit discharge, regardless of the occupant load.
      (3)   In any and all areas below the level of exit discharge.
      (4)   In all buildings over 5,000 square feet of gross floor area of all floors combined.
      (5)   In all buildings over two storied in height regardless of gross floor area.
      (6)   Where the building occupancy is classified as health care, ambulatory health care, residential board and care, detention and correctional.
      (7)   In buildings with storage piled 12 feet or higher.
   (B)   Existing structures (as defined in § 156.20) that will require automatic fire sprinkler systems are those that have one or more of the following conditions present:
      (1)   Existing commercial buildings incorporating new additions or expansions that results in an increase of total gross floor area that exceeds 5,000 square feet. The authority having jurisdiction will evaluate such increases in gross floor space to determine if increases warrant installation of an approved system. (Example: A 4,800 square foot building whose owner increases floor space by a mer 250 square foot addition may not require a system unless occupancy classification would require such, whereas a building that doubled its floor space to over 5,000 square feet would need an installed system.
      (2)   Existing buildings of 5,000 or more square feet of gross floor area that are renovated to an extent, which involves 50% or more of the interior.
      (3)   Existing buildings of 5,000 or more square feet that undergoes a change of the occupancy classification, to those defined in this subchapter, through renovation or other means.
      (4)   Existing structures requiring the installation of a system may be granted a reasonable grace period, no less than one year, as determined by the authority having jurisdiction, to install the required system so as to not create undue hardship or financial impact.
      (5)   Note: Should any of the above existing buildings be built as new as the time any of the above takes place they would have required the installation of an automatic fire sprinkler system.
   (C)   In all new apartment buildings, town houses, or condominiums consisting of four or more units shall require the installation of an automatic fire sprinkler system.
   (D)   FDCs will be located within 150 feet of a functioning, duly inspected, adequately supplied fire hydrant installed to current American Water Works Association (AWWA) standards. FDCs will be clearly marked with six-inch letters and/or numbers, visible at day or night.
