(a) Front Yard. The front yard regulations shall be the same as those of the A Single-Family Residence District.
(b) Side Yard. Single family dwellings shall be governed by Section 1155.04
(b). As to all other dwellings there shall be a side yard of not less than fifteen feet.
(c) Rear Yard. The rear yard regulations shall be the same as those of the A Single-Family Residence District.
(d) Intensity of Use.
(1) Every lot occupied by a single-family dwelling shall have an area of not less than 6,000 square feet and shall have an average width of not less than one-half the average depth, provided that this shall not require a width greater than sixty feet. Every lot occupied by other than a single-family dwelling shall contain a lot area of not less than 5,000 square feet per dwelling unit and shall have an average width not less than one-half the average depth, provided that this shall not require a width greater than seventy feet. All driveways shall be paved; all buildings shall have properly screened, adequately sized areas for deliveries, trash storage and pick-up.
(2) Main buildings shall not occupy more than twenty percent (20%) of the area of the lot.
(3) Each dwelling unit shall meet the following floor area standards, including baths and closets: one-bedroom, 1,200 square feet, two-bedroom, 1,500 square feet, three-bedroom, 1,800 square feet, additional bedrooms shall increase the above required total area by 300 square feet per bedroom, with terraces, stairways, and porches not included in such square footage calculation.
