For the purpose of this chapter, the following definitions shall apply unless the context clearly indicates or requires a different meaning.
MAJOR REPAIRS. Repairs or improvements of a structure, the cost of which equals or exceed 40% of the actual cash value of the structure either:
(1) Before the improvement is started; or
(2) If the structure has been damaged and is being restored, before the damage occurred.
MANUFACTURED HOME. A vehicle or other portable structure that is designed to move on the highway and designed or used as a dwelling, as manufactured.
NONCONFORMING USE. An existing use of land or structure which fails to comply with the requirements set forth in this chapter applicable to the district in which such use is located.
OPEN USE OF LAND. The use of a lot without a building.
PRINCIPAL STRUCTURE. A building which is used for residential, business, agricultural, or religious purposes or which is occupied by a private non-profit organization or which is owned by a state or local government or an agency hereof.
