Residential lots adjoining a major arterial, collector road, railroad, or land zoned for business or industrial use shall have a minimum lot depth equal to the minimum allowable lot area in square feet divided by the minimum lot frontage as provided for by the zoning ordinance. A planting screen easement, upon which there shall be no right of access, may be required on such frontage lots.
