7-3-9: RELATIONSHIP OF PROVISIONS TO OTHER REGULATIONS:
   A.   Subdivision Regulations:
      1.   Except as hereinafter provided, no person may divide a lot or parcel of land, nor convey a parcel or parcels or any part of it if a division or conveyance makes the area, width, depth, yard or setback so small that it does not conform to the provisions of this title, and to the provisions of the subdivision regulations of the town 1 .
      2.   Development within a planned development shall conform to the provisions set forth in the town subdivision regulations, with the exception that the regulations, design standards and public improvement requirements set forth therein may be modified by a decision of the planning and zoning commission, subject to the provisions of section 8-1-2 of this code.
   B.   Sign Ordinance: The use, placement, character and location of signs in all districts shall be subject to title 6, chapter 2 of this code, as adopted and as may be amended from time to time by the town council, unless superseded by an approved planned development.
   C.   Design Review: The exterior design of all new development and additions to existing development in all districts shall be subject to title 6, chapter 3 of this code, as adopted and as may be amended from time to time by the town council, unless superseded by an approved planned development.
   D.   Land Use To Comply With Design Standards: Land use as provided under this title shall be compatible with the community of Winter Park, Colorado, and the natural environment of the surrounding territory. In addition, development, construction, and landscaping shall comply with the residential architectural guidelines and design regulations, the design regulations and guidelines, the landscape design guidelines and regulations, and the standards and specifications for design and construction, unless superseded by an approved planned development.
