Within an I-1 District, buildings or land may be used for one or more of the following uses if granted a special permit:
(A) Any manufacturing, production, processing, cleaning, storage, servicing, repair and testing of materials, goods or products similar to those listed in § 152.116 which comply with the performance standards of this district;
(B) Extraction, processing or storage of sand and gravel, stone or other raw materials;
(C) Retail and service establishments essential to the operation of a General Industrial District;
(D) Auto and farm implement salvage yards (junk yards).
