1183.03  AREA, YARD AND HEIGHT REGULATIONS.
   (a)    Minimum Area for Development.  A planned unit development shall contain a minimum of twenty acres.  All land within the development shall be contiguous in that it shall not be divided into segments by any limited access highway, or any tract of land (other than streets or right of way for pipelines or electric transmission lines) not owned by the developer of the planned development.
 
   (b)    Maximum Density of Residential Development.  A planned unit development shall not exceed the densities prescribed below for the respective districts:
      R-2 District      5 dwelling units per acre
      R-3 District    14 dwelling units per acre
   Planned unit developments which exceed 100 acres may have a maximum density exceeding by ten percent (10%) the density set forth above for R-2 and R-3 Districts.
 
   (c)    Minimum Lot Area for Single-Family Detached Dwellings.
      R-2 Districts      7,500 square feet
      R-3 Districts      7,500 square feet.
 
   (d)    Minimum Yard Requirements for Single-Family Detached Dwellings.
      (1)   Front yard depth measured from the right of way:
         R-2 District      35 feet
         R-3 District      30 feet
Exception: The setback from streets having fifteen or fewer dwelling units having immediate access to the street shall be not less than twenty-five feet from the right of way.
      (2)   Rear yard depth:
         R-2 District                30 feet
         R-3 District                20 feet
      (3)   Side yard width for R-2 and R-3 Districts shall be five feet for either side yard with the sum of both side yards not less than fifteen feet.
      (4)   Minimum lot frontage for all lots on a public thoroughfare shall be fifty feet in R-2 District and forty feet in the R-3 District.
      (5)   Minimum lot width at building setback line shall be sixty feet. (Note: Since flexibility of building location is intended within the above limits for yard requirements, each building site should be selected on the basis of topographic and land use considerations, and will necessitate the designation of each building site on the final development plan.  This would require that the subdivision regulations require building site designation by deed restrictions in more detail than simply identifying front yard required by zoning.)
 
   (e)    Minimum Yard Requirements for Single-Family Attached Dwellings and for Multifamily Dwellings.
      (1)   Front yard depth for R-2 District, forty feet from the right of way, and in R-3 District, thirty feet from the right of way, plus one foot for each two feet of height, or a multifamily dwelling structure over forty feet, except that the setback for single-family attached dwelling structures from the right of way of streets having fifteen or fewer dwelling units having immediate access to the street shall not be less than twenty-five feet in all districts.
      (2)   Multifamily structures and single-family attached dwelling structures shall be separated from any single-family detached dwelling by a distance not less than twice the height of the multifamily or single-family attached dwelling structure.  Multifamily structures and single-family attached dwelling structures, shall be separated from any other multifamily, single-family attached or nonresidential structure not structurally joined, by a distance not less than one-half the height of the multifamily or single-family attached structure with the minimum separation being ten feet.  Multifamily structures and single-family attached dwelling structures shall be separated from any project boundary and distance not less than twice the height of the multifamily or single-family attached structure.
 
   (f)    Height Regulations for Single-Family Detached Dwelling and Single-Family Attached Dwellings.  No structure shall exceed thirty five feet in height above the average finished grade line.
 
   (g)    Height Regulations for Multifamily Dwellings.  No structure shall exceed forty-five feet in height above the average finished grade line in the R-2 and R-3 Districts.
