A building or premises within a planned unit development shall be used for the following purposes:
(a) Single-family detached residential dwellings.
(b) Single-family attached residential dwellings, but not to exceed the percentage of the total number of dwelling units in the planned unit development described for the zoning district in which the project is located; see table.
(c) Multifamily dwellings which may exceed the height limitations of the zoning district in which the project is located, but not to exceed the percentage of the total number of dwelling units in the planned unit development prescribed for the zoning district in which the project is located; see table.

(d) Open space which may include, along with the natural environmental features, swimming pools, tennis courts and other recreational facilities deemed permissible by the Planning Commission. These facilities are to be used mainly by the residents, and their guests, of the development in which the facilities are located. Streets, parking lots, structures for habitation of storage and the like shall not be included as part of the required open space and recreational facilities.
(e) In planned residential developments having at least 600 dwelling units, commercial activities shall be permitted that are consistent with the basic architectural theme of the development. The construction of commercial structures shall not begin until fifty percent (50%) of the proposed dwelling units have been constructed. The total area on which such commercial activities occur shall not exceed five percent (5%) of the total acreage of the proposed development, and shall be integrated with and internal to the development. Commercial activities shall be limited to the following kinds of uses:
(1) Personal services such as barber and beauty shops, dry cleaning and laundry agency, tailor and dressmaker and shoe repair shop.
(2) Food sales of the grocery store and/or dairy store type, but not exceeding 5,000 square feet of floor area in any single space or building.
(3) Drug store.
(4) Florist and gift shop.
(5) Preparation and processing of food and drink to be retailed on premises including bakery, delicatessen, meat market, confectionery, restaurant, ice cream parlor and soda fountain, but not exceeding 5,000 square feet of floor area for any single or combination of the above activities in a single space or building.
(6) Accessory uses clearly incidental to the uses permitted on the same premises.
(f) Only those uses specifically listed herein, and those which are compatible in character to those types may be permitted by the Planning Commission, or the Planning and Zoning Board.
