1169.03  AREA, YARD AND HEIGHT REGULATIONS.
   (a)     Minimum Lot Size.  The minimum lot area shall be 0.75 acre for a single family dwelling unit and 1.5 acres for a duplex unit with a minimum lot width at the building setback line of 100 feet for a single family dwelling unit and 150 feet for a duplex unit, unless a larger lot is required by the Portage County Health Department to adequately accommodate individual sanitary sewage disposal systems in view of intended use, soils, topography and other pertinent considerations.  (Ord. 2010-16.  Passed 9-28-10.)
 
   (b)     Minimum Front Yard Depth.
      (1)   The distance of setback from street right of way shall not be less than seventy feet except as provided by Section 1169.05(a).
      (2)   If there is no established right-of-way line for any road or street, the line shall be deemed to be thirty feet from center of the roadway.
 
   (c)     Minimum Side Yard Width.  On all lots, there shall be two side yards with a total width of not less than thirty feet.  The width of the narrowest of the two side yards shall not be less than fifteen feet.
 
   (d)    Minimum Rear Yard Depth.  There shall be a rear yard no less than fifty feet deep.
 
   (e)    Height of Buildings.  No structure shall exceed thirty-five feet in height.
 
   (f)     Vehicle Storage.  No boat, camper trailer or recreational vehicle shall be stored longer than one (1) week in any required front or side yard nor between any dwelling and road right-of-way abutting the lot on which the dwelling is located, except that any boat, camper trailer or recreational vehicle may be located in the rear yard but not closer than five (5) feet to any property line abutting the rear yard.
 
   (g)     Minimum Living Space.  No single-family dwelling shall be occupied having less than one-thousand (1000) square feet of useable floor area per dwelling unit, exclusive of porches, patios, breezeways, garages, basements, hallways or other attached structures not intended for human occupancy.
