11-5-1: ACKNOWLEDGE REQUIREMENTS:
In all subdivisions, improvements shall be installed in accordance with or in excess of the minimum requirements of this title, and the duly adopted regulations of the city council pertaining to the construction, surfacing and maintenance of trafficways, streets, roads, and highways. The developer shall acknowledge the several improvement requirements as set forth herein by notation on the final plat. Said notation shall be worded substantially as follows:
All streets shall be graded, and improved, in accordance with the standards and specifications required by the Subdivision Regulations of the City of Wewoka pertaining to and including curbs and gutters, street name signs erected, planting screens established and trees planted, utilities and streetlights installed. All sidewalks shall be constructed and drainage structures constructed in accordance with the approved plans on file in the office of the enforcing official, by the developer at his expense. All required improvements shall be constructed or installed within two (2) years of approval of the final plat by the Planning Commission and the same shall be maintained and kept in good repair by the subdivider for a period of five (5) years after construction thereof has been approved in writing by the enforcing official.
