All subdivisions, public and private streets, public or private street rights of way and general development shall adhere to the standards and design criteria set forth in the West Des Moines subdivision ordinance and/or established city policies pertaining thereto, unless otherwise stated within this ordinance.
A. All access drive and street locations and configurations shall comply with the findings of the final public works approved traffic study.
B. All full access driveway locations will need to align with driveways on the other side of the public streets and shall be coordinated with and concurrence given by abutting property owners. The proximity of the driveways to the public street intersections needs to be such that there is a free movement of traffic on the public street system. Driveways shall intersect the public street at ninety degree (90°) angles whenever possible.
C. The developer of Jordan Creek Crossing II specific plan shall illustrate as part of said plan the location and details of potential future access drive connections to the adjoining western property. Private ingress/egress easements for a future access connection drive shall be established by the developer of the property included within the Jordan Creek Crossing II specific plan at the time of recordation of the final plat. Additionally, the developer shall execute an agreement with the city of West Des Moines which establishes that the construction/paving of that connection drive portion that is located on lot 1 will be constructed/paved by the owner of this west parcel (identified as lot 1 on the specific plan drawing on file in the city).
