All signage shall comply with the West Des Moines sign code regulations for the professional commerce park (PCP) district, as set forth in title 9 of the city code, except as herein modified.
A. Per section 9 of exhibit C of the development agreement of October 29, 2003, in addition to the one monument sign permitted per street frontage by the aforementioned sign code, two (2) monument signs shall be allowed per full access point off of all perimeter public streets. The size, setback and design of these signs shall otherwise comply with the sign code regulations for the professional commerce park (PCP) district.
B. In lieu of the conditions of section 9 of exhibit C of the development agreement, and at the option of the developer, during the time the entire property is maintained as a corporate campus for one tenant, under one ownership, on a single platted lot of at least one hundred fifty six (156) acres in size, the developer shall be permitted the following described monument signage. Each monument sign shall be constructed of materials matching and complementing the building surface and architecture as well as the hardscape elements on the site. At such time that the property no longer meets any of the conditions set forth above, the following described monument signage shall not be permitted and the conditions set forth in section 9, exhibit C of the development agreement shall be in effect.
1. Main Entrance Sign: One main entrance monument sign shall be permitted at the main entrance drive off South Jordan Creek Parkway. This monument sign shall be incorporated into a landscaped entry sequence and feature for the site. The monument sign shall be maximum 26.25 feet in total height and 15.5 feet in total width with a maximum sign face of nine feet (9') tall by nine feet (9') wide. The monument sign shall have a minimum setback of one hundred ten feet (110') from the public street right of way line with the exception that where the right of way jogs into the property at the driveway intersection, said setback may be measured as if there were no jog in the right of way. 2. Mills Civic Parkway Entrance Sign: One Mills Civic Parkway entrance monument sign shall be permitted at the main entrance drive off Mills Civic Parkway. This monument sign shall be incorporated into the site's landscaping. The monument sign shall be maximum 20.5 feet in total height and twelve feet (12') in total width with a maximum sign face of 7.5 feet tall by 7.5 feet wide. The monument sign shall have a minimum setback of fifty five feet (55') from the public street right of way line with the exception that where the right of way jogs into the property at the driveway intersection, said setback may be measured as if there were no jog in the right of way. 3. Secondary Entrance Signs: One secondary entrance monument sign shall be permitted at each of the six (6) remaining designated full access points off the perimeter public streets. These monument signs shall be incorporated into the site's landscaping. Each monument sign shall be a maximum fourteen feet (14') in total height and fourteen feet (14') in total width with a maximum sign face of nine feet (9') tall by nine feet (9') wide. Each monument sign shall also be incorporated into landscaped earth berming to reduce the sign's rear height to a maximum of ten feet (10') above grade. The monument signs shall have a minimum setback of fifty five feet (55') from the public street right of way line with the exception that where the right of way jogs into the property at the driveway intersection, said setback may be measured as if there were no jog in the right of way. C. The vehicular directional signs, parking lot banners, building monument signs, parking garage entrance signs, and pedestrian directional signs as detailed in exhibit B on file in the city shall be permitted. (Ord. 1663, 11-7-2005)
