§ 154.504 NONCONFORMING LOTS OF RECORD.
   In any district where single-family detached dwellings are permitted, such single-family dwellings and customary accessory structures may be erected on substandard lots of record, provided that all of the following conditions are met:
   (A)   Street frontage and land area requirements. Such lots of record have street frontage on an improved street and land area equal to at least one-half of the prevailing zoning standards for the district;
   (B)   Potential to accommodate structure. Such lots of record have the potential of accommodating a principally permitted new structure meeting at least two-thirds of the dimensional requirements, the dimensions of the surrounding built lots or the applicable yard requirements for the particular zoning districts; and
   (C)   Sale of land. No portion of any lot shall be sold in a manner that creates an area and/or lot width less than that required for such structure or permitted use, accessory use or conditional use in the zoning district in which the lot is located, and no variance shall be granted for such use or sale.
