§ 154.080 ZONING CERTIFICATE REQUIRED.
   No person shall change any use of land, locate, erect, construct, reconstruct, enlarge or structurally alter any building or structure within the Village of West Alexandria, Ohio without first obtaining a zoning certificate. No zoning certificate shall be issued unless the plans for the proposed building or structure or use of land fully comply with the provisions of these zoning regulations, unless the Zoning Inspector receives a written order from the Village Planning Commission deciding an appeal, a variance or conditional use. A zoning certificate shall be required for all residential structures, all principal structures and uses, all accessory structures unless otherwise specified, all specified accessory uses, and all temporary uses. A zoning certificate shall not be required for the use of land for agricultural purposes, or for non-building structures required in the provision of essential services by a public utility.
