(A) Multiple-family dwellings up to 4 units in a single structure;
(B) Community or government buildings;
(C) Schools, both public and private;
(D) Churches;
(E) Hospitals and nursing homes;
(F) Planned unit developments;
(G) Utility structures;
(H) Recreational facilities;
(I) State licensed residential facilities, other than a hospital or nursing home, serving up to 16 people; and/or
(J) Other uses as determined by the Planning and Zoning Commission to be similar in scope and intensity those listed above.

(K) Two-family semidetached and cluster dwellings on separate lots in accordance with the following conditions:
(1) Each of the lots shall be equal in area or as near equal in area as is reasonably possible.
(2) Each lot shall contain no less the 1/2 the minimum land area requirement for a 2-family dwelling.
(3) Except for setbacks along the common property line or side yards on cluster dwelling, all other setbacks and yard requirements shall be provided in accordance with the requirements of the R-1 single-family district.
(4) Any subdivision of a lot or parcel shall be accomplished in accordance with the subdivision regulations in Chapter 151.
