§ 156.510 STANDARDS FOR MODIFICATION OF A PRIOR EXISTING NON-CONFORMITY.
   Buildings or structures with legally non-conforming development standards which: predate the adoption date of the original zoning ordinance on October 30, 1967, and/or which are the result of a previously approved variance from the development standards, may be permitted to be extended, altered, enlarged (vertically, and/or horizontally) and reconstructed, (if the reconstruction is completed within less than a year from the date of removal), with the requirement that the proposed change(s) will not cause or increase any nonconformity of the building or structure's development standards. Exceptions:
   (A)   As used in this section, the term structure shall not include within its meaning a mobile home as it is described in § 156.004.
   (B)   Ponds, lakes, buildings, or structures located within a special flood hazard area and/or the best available flood hazard layer.
