§ 156.119 LOT AREA, WIDTH AND YARD REQUIREMENTS.
   The following minimum requirements shall apply, except as provided in §§ 156.525 through 156.527 and 156.540 through 156.542 of this chapter:

****A 225 foot minimum setback is required from an existing off premises business, residence or accessory structures of the off premises residence.
 
   (B)   Exception: The minimum setback distance for WCFWWSS and WSS may be reduced upon having a written agreement with the owner(s) of the affected off premises structures. The written agreement shall be in a format approved by the Plan Administrator, and the agreement shall be recorded in the office of the Wayne County Recorder.
   (C)   Accessory structures may be located in the rear yard within three feet of rear or side lot lines.
   (D)   Accessory structures may be located in the side yard; provided, they meet the minimum setback requirements for a principal permitted use.
   (E)   Accessory structures may be located in the front yard provided they meet the minimum setback requirements for a principal permitted use. Exception: Front yard placement not permitted in a platted and recorded subdivision, with the exception of one-lot subdivisions.
