(A) The minimum setback requirements for any permitted use on lots with a width of less than 250 feet as shown in the records of the Wayne County, Indiana Recorder's Office, on or before March 10, 1993 are as follows:
(1) Front yard depth: 65 feet.
(2) Rear yard depth: 40 feet.
(3) Side yard depth (each): 20 feet.
(B) Accessory structures may be located in the rear yard within three feet of rear or side lot lines.
(C) Accessory structures may be located in the side yard provided they meet the minimum setback requirements for a principal permitted use.
(D) Accessory structures may be located in the front yard provided they meet the minimum setback requirements for a principal permitted use. Exception: Front yard placement is not permitted in a platted and recorded subdivision, with the exception of one-lot subdivisions.
