(a) The following dimensional requirements apply:

(1) No rear setback is required, unless the site is adjacent to residentially zoned property, in which case, the building must have a minimum rear yard setback of twenty-feet.
(b) Residential units must meet the following minimum sizes:
• EED Unit = 400 sq. ft. (only 25% of all units can be EED units)
• 1-Bedroom Unit = 600 sq. ft.
• 2-Bedroom Unit = 800 sq. ft.
• 3-Bedroom Unit = 1,000 sq. ft.
(c) Residential units cannot be located on the first floor of buildings or within the basement.
(d) All multiple-family residential projects must incorporate common open/civic space and private open space (i.e., terraces, patios, and/or porches).
(e) Anti-Theft. All anti-theft devices must be constructed or installed on the interior of the structure. No bars, rolling gates or iron work are permitted on any exterior of the structure.
(f) Arcades. Not more than four properly licensed mechanical and electronic amusement devices, as defined in Chapter 840
of the Business Regulation and Taxation Code, provided, however, that an establishment that has been issued a Class C Liquor License or a club license by the State Liquor Control Commission may have not more than six such devices.
