1206.02   ADDITIONAL BUILDING HEIGHT PERMITTED.
   (a)   Multiple-family structures greater than four-stories in height are permitted by special land use, after review and approval by the Planning Commission, in accordance with Chapter 1225: Special Land Use. The maximum height of any such building is ten-stories or 100-feet in height, whichever is greater.
   (b)   Permitted, accessory, and special land uses are the same as authorized in Chapter 1205: MF, Multiple-Family Residential District. In addition, retail and service uses that are accessory to the principal use are permitted, provided that such use is entirely within the main structure(s).
   (c)   The site development standards of Section 1205.05 apply, in addition to the following increased minimum yard setbacks and building separation standards:
      (1)   Minimum front yard setback of twenty-feet is required.
      (2)   Minimum side yard setbacks of fifty-feet (one), 100-feet (total) are required (unless located in the MU, SF, or B1 Districts).
      (3)   Minimum rear yard setback of fifty-feet is required.
      (4)   All principal buildings must be separated by at least twenty-feet.
