(A) The following minimum requirements shall apply to all shorelands of the protected waters listed herein within the city.
(B) Where the requirements of the underlying zoning district, as shown on the official zoning map, are more restrictive than those set forth herein, then the more restrictive standards shall apply.
(1) Natural environmental waters.
(a) A one-family dwelling detached residential shall be permitted.
(b) Only single-family residential shall be permitted.
1. The minimum lot width shall be 125 feet.
2. The minimum building setback from OHWM shall be 150 feet.
3. The minimum lot area for riparian lots shall be 25,000 square feet.
4. The minimum lot area for non-riparian lots shall be 20,000 square feet.
5. The maximum height shall be 35 feet.
6. The maximum impervious surface shall be 25%.
(2) Recreational development standards.
(a) Commercial development:
1. The maximum building height shall be 35 feet.
2. The minimum building setback from OHWM shall be 50 feet.
3. The minimum water frontage shall be 75 feet.
4. The maximum impervious surface area shall be 25%.
(b) One-family dwelling residential:
1. The maximum building height shall be 35 feet.
2. The minimum lot width shall be 100 feet.
3. The minimum building setback from OHWM shall be 50 feet.
4. The minimum lot area for riparian lots shall be 15,000 square feet.
5. The minimum lot area for non-riparian shall be 10,000 square feet.
6. The maximum impervious surface shall be 25%.
(c) Two-family residential:
1. The maximum building height shall be 35 feet.
2. The minimum lot width shall be 135 feet.
3. The minimum building setback from OHWM shall be 50 feet.
4. The minimum lot area for riparian lots shall be 26,000 square feet.
5. The minimum lot area for non-riparian lots shall be 17,500 square feet.
6. The maximum impervious surface shall be 25%.
(d) Multiple dwelling (three or more units):
1. The maximum building height shall be 35 feet.
2. The minimum building setback from OHWM shall be 100 feet.
3. The minimum water frontage per development shall be 200 feet.
4. The maximum impervious surface area shall be 25 feet.
5. The average lot area per unit:
a. Riparian lots shall be developed only by PUD wherein density is determined.
b. Other lots shall be developed only by PUD wherein density is determined.
(3) General development lake.
(a) Commercial development:
1. The maximum building height shall be 35 feet.
2. The minimum building setback from OHWM shall be 50 feet.
3. The minimum water frontage shall be 75 feet.
4. The maximum impervious surface area shall be 25%.
(b) One-family dwelling residential:
1. The maximum building height shall be 35 feet.
2. The minimum lot width shall be 100 feet.
3. The minimum building setback from OHWM shall be 50 feet.
4. The minimum lot area for riparian lots shall be 15,000 square feet.
5. The minimum lot area for non-riparian shall be 10,000 square feet.
6. The maximum impervious surface shall be 25%.
(c) Two-family residential:
1. The maximum building height shall be 35 feet.
2. The minimum lot width shall be 135 feet.
3. The minimum building setback from OHWM shall be 50 feet.
4. The minimum lot area for riparian lots shall be 26,000 square feet.
5. The minimum lot area for non-riparian lots shall be 17,500 square feet.
6. The maximum impervious surface shall be 25%.
(d) Multiple dwelling (three or more units):
1. The maximum building height shall be 35 feet.
2. The minimum building setback from OHWM shall be 100 feet.
3. The minimum water frontage per development shall be 200 feet.
4. The maximum impervious surface area shall be 25%.
5. The average lot area per unit:
a. Riparian lots shall be developed only by PUD wherein density is determined.
b. Other lots shall be developed only by PUD wherein density is determined.
(4) Lot area and frontage requirements.
(a) The minimum lot area in (square feet) and minimum lot frontage requirements (in lineal feet) for residential lots created after the date of enactment of this subchapter for the lake classifications are as set forth in this division.
(b) Only land above the ordinary high water level of public waters can be used to meet lot area and lot frontage requirements. These minimum frontage requirements shall be met at both the ordinary high water level and at the building line.
(c) Additional structure setbacks. The following additional structure setbacks apply, regardless of the classification of the waterbody:

(d) Bluff impact zones. Structures and accessory facilities, except stairways and landings, must not be placed within bluff impact zones.
