(A) Front yard setbacks shall be the same as the R-1 district.
(B) Side yard setbacks shall be the same as the R-1 district.
(C) Rear yard setbacks shall not be less than 20 feet.
(D) Where a property abuts a railroad siding, no side or rear yard shall be required when a railroad loading facility is to be installed.
(E) Where this district abuts a residential district a 40-foot buffer, which is landscaped, shall be required.
(F) Parking lots shall be setback a minimum of ten feet from all public streets and five feet along all other sides except ten feet from a residential district with a parking screen required.
