(A) For uses allowed in the B-1 district there will be no requirements for lot areas, frontage, lot coverage and yard sizes except:
(1) No building shall be located within 20 feet of any side lot line abutting any residence.
(2) No building shall be located within 20 feet of any rear lot line abutting any residence district.
(B) Building height shall not exceed 45 feet.
