The following uses are permitted in the R-1 district.
(A) Single- and two-family dwellings;
(B) Public parks and playgrounds;
(C) Essential services;
(E) Uses which are determined by the Council to be of a similar nature; and
(F) All single-family dwellings, including manufactured homes and site-built homes, shall comply with the following minimum standards:
(1) Building shall be anchored to a permanent concrete or treated wood foundation, in accord with UBC standards.
(2) There shall be a minimum floor area of 800 square feet.
(3) The minimum width of the structure shall be 24 feet, as measured across the narrowest portion. Width measurements shall not take into account overhangs nor other projections beyond principal walls.
(4) There shall be a minimum 3:12 roof pitch with a minimum 12-inch soffit. Alternative roof styles may be approved by the Building Inspector based on generally accepted construction practices, building codes and the nature of the surrounding neighborhood. Unadorned flat roofs shall be prohibited.
(5) Only new units shall be permitted. The relocation of previously occupied units shall require a conditional use permit.
(G) Pursuant to authority granted by M.S. § 462.3593, Subdivision 9, the city opts-out of the requirements of M.S. § 462.3593, which defines and regulates temporary family health care dwellings.
