§ 152.39 LOTS.
   (A)   Layout. Where possible, side lot lines shall be at right angles to straight street lines or radial to curved street lines. Lots with frontage on two parallel local streets shall be prohibited.
   (B)   Size and dimension. Minimum lot area and lateral dimensions shall be as set forth in Ch. 153 of this code.
   (C)   Corner lots. Corner lots shall be platted at least 10% wider than the minimum lot width required unless this requirement results in corner lot widths in excess of 100 feet, in which case the requirement shall not apply.
   (D)   Natural features. In the subdivision of land, due regard shall be shown for all natural features which, if preserved, will add attractiveness and stability to the proposed development and which may alter normal lot platting.
   (E)   Lots along thoroughfares/railroads.
      (1)   There shall be no direct vehicular access from residential lots to arterial streets, and the access to collector streets shall be avoided where possible.
      (2)   Residential lots shall be separated from highways, arterial streets and railroad rights-of-way by a 25-foot buffer strip, which may be in the form of added depth or width of lots backing on or siding on the thoroughfares or railroad right-of-way.
   (F)   Lot remnants. Lot remnants which are below the minimum lot size must be added to adjacent or surrounding lots rather than be allowed to remain as an unusable outlot or parcel unless the owner can show plans for the future use of the remnant.
