§ 152.33 CONVEYANCE BY METES AND BOUNDS.
   (A)   No conveyance of land in which the land conveyed is described by metes and bounds, or by reference to an unapproved registered land survey made after April 21, 1961 shall be made or recorded unless the parcel described in the conveyance:
      (1)   Was a separate parcel of record at the effective date of this chapter;
      (2)   Was the subject of a written agreement to convey that which was entered into prior to the date;
      (3)   Was a separate parcel of not less than 2½ acres in area and 150 feet in width on the effective date of this chapter; or
      (4)   Is a single parcel of land of not less than five acres in area and 300 feet in width.
   (B)   Building permits may be withheld for new primary structures on tracts which have been subdivided and conveyed by this method, and the city may refuse to take over tracts as streets or roads or to improve, repair or maintain any tracts.
