Manufactured home parks shall meet the requirements of Chapter 3701-27 of the Ohio Administrative Code adopted by the Public Health Council under the authority of the Ohio Revised Code, Section 3733.02; shall meet the requirements of Chapter 1134
of this Zoning Code; and shall also be subject to the following requirements:

(a) Greenbelt: The park shall have a greenbelt of ten feet in width at its rear and sides. The greenbelt shall be forty feet at the front of the manufactured home park. The greenbelt shall be measured from the nearest edge of the road right-of-way to the line of the closest manufactured home site.

(b) A manufactured home park shall be constructed and maintained on a lot which has at least one hundred feet of frontage on a major thoroughfare so as to permit a boulevard entrance to the park and a minimum area of five acres and a minimum of twenty-five manufactured home sites.
(c) Recreation: A minimum of 10% of the total park should be left in open space developed for recreational purposes. Such developed area shall not include roads, sidewalks or lands under water or having excessive grades and shall be so graded and developed as to have adequate drainage and usability by residents of the park.
(d) Site Dimensions: Each single section manufactured home shall have its own home site which shall be at least forty feet wide and ninety feet in depth, a minimum of three thousand, six hundred square feet in area. A multi-sectional manufactured home shall have a manufactured home site which shall be at least fifty-five feet wide and one hundred feet in depth, a minimum of five thousand five hundred square feet in area.
(e) Site Placements: Manufactured homes shall be at least twenty feet from the rear and side of the nearest manufactured home and fifteen feet from the end side of the nearest manufactured home, and shall be placed at least ten feet from the pavement of the access drive.
(f) Access: All manufactured home parks shall have access to a paved major thoroughfare. The proposed site shall have at least one property line abutting a major thoroughfare, existing or proposed, having at least sixty feet of right-of-way. All ingress and egress to the site shall be directly from a major thoroughfare.
(g) Vehicle Travel Lanes: All roadways and driveways shall be hard surfaced and so constructed as to handle all anticipated peak loads, adequately drained and lighted for safety and ease of movement of vehicles. The local roadway system should be so designed as to prevent the use of such roadways for through traffic.
(h) Storm Drainage Facilities: Shall be so constructed as to protect those that will reside in the manufactured home park, as well as the property owners adjacent to the park. Such park facilities shall be of such capacity to insure rapid drainage and prevent the accumulation of stagnant pools of water in or adjacent to the park.

(i) Screening for Central Trash Receptacle. All trash receptacles shall be screened from public view by solid fencing, wall and/or other device approved by the Code Administrator. The area containing the trash receptacle shall have a set back of ten (10) feet from side and rear property lines and a set back of ten (10) feet from all main buildings.

(j) Mobile homes as defined in Section 1110.01 of this Zoning Code shall not be permitted in any MH-1 District.
