6-8-7: SECURITY AND SAFETY INSPECTIONS:
   A.   Specific Inspections Required:
      1.   No crime-free residential rental license shall be issued or renewed unless the building, and all dwelling units located therein, have undergone a security and safety inspection and are found to comply with all applicable laws of the City.
      2.   Each dwelling unit that will be occupied by a new tenant during the term of a crime-free residential rental license shall be subject to a security and safety inspection before occupancy.
   B.   Periodic Inspections: Every dwelling unit, and any common area, is subject to periodic security and safety inspections by the Building Official during the term of a crime-free residential rental license. Any security and safety inspection shall be in addition to any other required inspections under this Code.
   C.   Inspection Report: All landlords shall be provided with a security and safety inspection report. The security and safety inspection report shall be marked “approved” or “not approved” based upon the findings of the Building Official. The landlord shall be afforded a reasonable time period to correct any adverse findings listed on the report. Failure to correct a violation within a reasonable period of time may result in the suspension or revocation of an existing crime-free residential rental license or, in the case of a new crime-free residential rental license application, the denial of a crime-free residential rental license application.
   D.   Inspection Fee: Landlords shall pay an inspection fee of one hundred dollars ($100.00) per inspection for any dwelling unit requiring more than two (2) follow-up inspections to ensure adverse findings listed in a security and safety inspection report are corrected. Payment of the inspection fee must be in full prior to issuance or renewal of the crime-free residential rental license.
   E.   Responsibility Of Landlord Or Manager To Schedule Inspections: It shall be the duty of the landlord and/or rental manager to schedule any inspection required under this section. The failure to timely schedule an inspection required by this section may result in the delay, nonissuance, suspension, or revocation of a crime-free residential rental license.
