1311.29  HEIGHT LIMITS.
   (a)    No building shall exceed sixty feet or four stories in height.
   (b)    Buildings of semifireproof construction hereafter erected or altered shall not exceed three stories or fifty feet in height. Storage buildings over 40 feet in height must be sprinklered.
   (c)    Buildings of heavy timber construction shall not exceed three stories or fifty feet in height. Storage buildings over forty feet in height must be sprinklered.
   (d)    Churches and schools of heavy timber construction, ordinary construction or light, noncombustible construction shall be not more than two stories in height.
   (e)    Buildings of ordinary construction and light, noncombustible construction shall not exceed three stories or forty-five feet in height, except that business buildings and sprinklered storage buildings may have a maximum height of 50 feet.
   (f)    Residence buildings or ordinary construction may have a maximum height of three stories, provided the floors immediately over the basement are of a construction having a fire-resistance rating of not less than two hours.
   (g)    Multi-family houses of ordinary construction may have a maximum height of three stories provided that the floors immediately over the basement are of a construction having a fire-resistance rating of not less than two hours, that they are subdivided by partitions of incombustible materials having a fire-resistance rating of not Less than two hours into floor areas not exceeding 2,500 square feet, and provided further that all other floors have a fire-resistance rating of not less than one hour.
   (h)    Buildings of frame construction of business and storage occupancy shall not exceed twenty-five feet, or one story for the latter, in height; public buildings shall not exceed two stories or thirty feet in height; institutional buildings shall not exceed one story or thirty-five feet in height, and residence buildings shall not exceed two stories or thirty-five feet in height, except that dwellings may be three stories.
   (i)    Buildings of unprotected metal construction shall be not more than one story high. This shall not prohibit mezzanine stories, the aggregate floor area of which does not exceed twenty-five percent (25%) of the area of the building.
