§ 155.024 MINOR SUBDIVISIONS (LOT SPLITS).
   (A)   Approval without a plat of a minor subdivision may be granted administratively by the Chairman of the Planning Commission and the City Manager, upon prior approval of the Law Director and Building and Zoning Inspector, if the proposed division of a parcel of land meets all of the following conditions:
      (1)   The proposed subdivision is located along an existing public road and involves no opening, widening, or extension or any street or road.
      (2)   No more than five lots are involved after the original parcel has been completely subdivided.
      (3)   The proposed subdivision is not contrary to applicable subdivision or zoning regulations.
      (4)   The property has been surveyed and a sketch and legal description of the property is submitted with the application.
      (5)   The Union Township Zoning Inspector or the County Commissioners shall approve all lot splits in Union Township that lie within the three-mile radius, prior to the minor subdivision being submitted to the city for approval.
   (B)   If approval is given under these provisions, the City Planning Commission shall, within 60 days after submission, approve such proposed division, and upon presentation of a conveyance for the parcel, shall stamp “Approved by the City of Washington, Fayette County, Ohio Planning Commission; no plat required” and the authorized representative of the Commission shall sign the conveyance.
   (C)   Lot splits may be approved administratively by the Chairman of the City Planning Commission and the City Manager so long as the proposed lot split has been certified in writing by the City Law Director and the City Zoning Inspector to meet all zoning and subdivision regulations of the district. Any lot split not fully in compliance with existing regulations shall come before the City Planning Commission for action.
