§ 154.019 R-M, MANUFACTURED HOME COMMUNITY DISTRICT.
   (A)   Purpose. The purpose of this district is to allow manufactured or mobile home communities in appropriate areas of the city.
   (B)   Location. Manufactured home communities are permitted by M.S. § 462.357(1)(b), as it may be amended from time to time, as a conditional use in zoning districts that allow two-family dwellings, or by the city as a permitted use in the R-M zoning district.
   (C)   Permitted principal use.
      (1)   Refer to Table 4-1. Manufactured home communities are the only permitted principal use in the R-M zoning district.
      (2)   Manufactured home communities have requirements that are presented in §§ 154.109 through 154.143, Specific Development Requirements. Refer also to §§ 154.148 through 154.169, General Development Requirements.
   (D)   Conditional principal uses. Refer to Table 4-1. There are no conditional principal uses in the R-M zoning district.
   (E)   Accessory uses.
      (1)   Refer to Table 4-2.
      (2)   Refer to §§ 154.109 through 154.143 and §§ 154.148 through 154.169 for conditions that must be met for approval of certain accessory uses.
   (F)   Dimensional requirements.

1   Setbacks shall be measured from the lot lines of the manufactured home site, assuming that the lots are not platted. If platted, the setback measurements would be from the platted property lines.
2   Front setback shall be measured from the back of the curb, assuming that the street is not in a platted public right-of-way.
3   The side of the house with the principal door shall face onto the larger setback. The principal door shall not face the street on a corner lot.
4   The driveway between the curb and the parking pad shall be paved with asphalt or concrete.
5   Parking pads shall have a front setback equal to the front setback of the house.
