(A) In addition to the uses listed in Table II-2 Permitted Uses,
some uses due to their nature, are recognized as having objectionable operational characteristics (when several such uses are concentrated under certain circumstances, which may cause a negative effect upon adjacent areas). Special regulation of these uses is necessary to ensure that these negative effects will not contribute to the blighting or downgrading of the surrounding neighborhood and communities. These special regulations are itemized in this subchapter. The primary regulation is for the purpose of preventing a concentration of these uses in any one area (i.e., not more than one such use within a certain measured distance of each other which would create an adverse effect) as well as potential increase in traffic/safety issues and environmental issues. The requirements for each use that follows are additional requirements to the requirements listed in §§ 157.025 through 157.033. The following additional requirements only apply to those uses where a special use permit is indicated in
Table II-2
with an SU notation. If an SU is approved, but the conditions specified are not followed then the permit is revoked and subsequent action taken under the authority of the Planning and Zoning Administrator as identified in this chapter.
