§ 152.37  MANUFACTURED/MOBILE HOME PARK SPACES AND DWELLING REQUIREMENTS.
   (A)   All manufactured/mobile homes shall be located on individual lots or spaces.
   (B)   All manufactured/mobile homes shall meet the tie down and foundation standards enforced by the County Building Inspector.
   (C)   Each park space shall be clearly defined or identified by means of concrete or iron pipe markers on all corners.
   (D)   Each park space shall be clearly identified by numbers on weather-resistant material and shall be a minimum of 16 square inches in area, (approximately four inches by four inches). Each space identification sign shall be placed on lot or space in a uniform manner.
   (E)   (1)   Each manufactured/mobile home shall meet the following minimum setback requirements:
         (a)   Front yard: 30 feet from street right-of-way or property line;
         (b)   Rear yard: 25 feet from property line; and
         (c)   Side yard: 10 feet from property line.
      (2)   In addition to the requirements stated herein, each home shall be located at least 20 feet from any other home and 20 feet from any permanent building within the park.
   (F)   Each lot or space shall not be less than the following:

   (G)   Each park shall provide 400 square feet of recreation area for each mobile home space that is less than 30,000 square feet in area. For lots or spaces of 30,000 or more square feet in area, no recreation area shall be required unless the park comprises more than 25 lots or spaces.
   (H)   Each lot or space shall not be located on ground susceptible to flooding.
   (I)   Manufactured/mobile homes in the county and not parked within a manufactured/mobile home park as defined by this chapter, shall adhere to the following standards which are required of park operators:
      (1)   Where city or community water and sewer, as defined by this chapter is available, these services must be utilized and the property must consist of a minimum of 15,000 square feet;
      (2)   Where city or community water, as defined by this chapter, and individual septic tank is utilized, the property must consist of 20,000 square feet;
      (3)   Where individual wells and septic tanks are utilized, the property must consist of a minimum of 30,000 square feet; and
      (4)   Individual wells and septic tanks shall be located a minimum of ten feet from all property lines. Owners of manufactured/mobile home dwellings other than those within a manufactured/mobile home park, as defined by this chapter, must obtain a permit from the County Health Department, pertaining to the above requirements and must obtain a permit from the County Inspections Department Both of the required permits described above must be obtained before the set-up of the home on any property within the jurisdiction of the county. Manufactured/mobile homes, as defined by this chapter, will be classified as dwellings, and/or homes, or housing within the county and any and all ordinances or laws pertaining to dwellings, homes, or housing issued or passed by the County Board of Commissioners, shall include manufactured/mobile homes, except those parked within an acceptable manufactured/mobile home park as defined by this chapter.
