§ 152.35  GENERAL REQUIREMENTS.
   The following standards shall be considered the minimum requirements for all new, altered and expanded portions of manufactured/mobile home parks.
   (A)   No living compartment or structure other than a Florida room, or other prefabricated structure specifically designed for manufactured/mobile home use or extension shall be added to any manufactured/mobile home parked within the jurisdiction of this chapter.
   (B)   All homes shall be placed on the lot so that the front door side of the unit will face towards the street of which it abuts. (Corner lot frontage shall be determined during plan review by developer and Planning Board).
   (C)   Manufactured/mobile home park identification signs shall be placed at each entrance to the park and shall comply with the following:
      (1)   Signs shall be a minimum of nine square feet in area;
      (2)   Signs shall not exceed 32 square feet in area; and
      (3)   Signs may be illuminated, but only indirect non-flashing lighting shall be used for illumination.
   (D)   When a manufactured/mobile home park is to be constructed within 50 feet of a recorded residential subdivision not naturally screened, the owner of the park shall provide and maintain a 20-foot buffer strip comprised of natural plantings or solid fencing at least five feet in height.
   (E)   Within a manufactured/mobile home park, one home may be used as an administrative office.
   (F)   Convenience establishments of a commercial nature shall be limited to food stores, coin operated laundries, beauty parlors, and barber shops if the following restrictions are followed.
      (1)   Such establishments shall be subordinate to the residential use and character of the park.
      (2)   Such establishments shall present no visible evidence of their commercial intent beyond the confines of the park.
      (3)   Such establishments shall be designed to accommodate the population of their park only.
