(a) Building inspectors shall normally inspect all residential buildings at the following periods of construction:
(1) Footings, piers, column pads, etc., prior to pouring.
(2) Poured foundations, before pouring with forms set and steel in place, and common grade beams.
(3) Footer drain, sanitary outlet, etc., after foundation is constructed prior to backfill.
(4) Service laterals.
(5) Rough plumbing.
(6) Rough electrical.
(7) Rough HVAC.
(8) Rough-in framing and insulation (under roof).
(9) Final plumbing.
(10) Final electrical.
(11) Final HVAC.
(12) Final grade.
(13) Driveways, curbs and sidewalks within the right-of-way.
(14) Final inspection before occupancy.
(b) Zoning Administrative Officer and/or city Building Inspector shall normally inspect all commercial buildings at the following periods of construction:
(1) The location of the building staked out on the ground.
(2) Installation of all utility lines and connections.
(3) Driveways, curbs and sidewalks within the right-of-way.
(4) All other inspections shall be performed by the State of Ohio Department of Commerce.
(5) Upon completion of all state inspections, a copy of the final occupancy certificate shall be submitted to the Zoning Administrative Officer or the City Building Inpsector.
(c) A City Zoning Administrative Officer or Building Inspector may also inspect such building at any time he or she may determine to be necessary or desirable.
(d) Inspections must be called in to a building inspector prior to 1:00 p.m. for same-day inspection. Unless pre-arranged, no inspections will be made after 4:30 p.m. or weekends or holidays. If same-day inspection is not made, inspections will normally be made within one working day from the time that notice is received that an inspection is desired.
