Where the subdivided area is not under control of the Zoning Code and is to be used for residential purposes, the building lines shall be established according to the following, but in no case shall the front building line be less than thirty-five feet from the right of way of the street or thoroughfare upon which the lots front.
(a) The minimum distance from the building line to the road right of way for lots with an area of over 20,000 square feet shall be forty feet.
(b) The minimum distance from the building line to the road right of way for lots with an area of more than 12,000 square feet, but not more than 20,000 square feet, shall be forty feet.
(c) The minimum distance from the building line to the road right of way for lots with an area of 12,000 square feet or less shall be thirty-five feet.
Restrictions requiring greater setbacks than provided above shall be shown on the plat.
