The subject improvement may persist after it is no longer required by the original beneficiary or beneficiaries of the Conditional Use Permit, and the property containing the subject improvement may thereafter be conveyed to another party, however, at such time as such improvement is damaged or removed to 50% or more of its value prior to such damage or removal, it shall not be replaced without reapplication and approval.
