Site plan regulations provide a mechanism for the city to review site development proposals for consistency with good land planning and site engineering principles, conformity with the requirements found elsewhere in the Zoning Ordinance, and objectives of the City of Wamego Comprehensive Community Plan. These site plan regulations also create an enforceable obligation to build and develop in accordance with all specifications and notations contained in the site plan document, as approved by the city. External elements of a development such as building placement, parking layout, access patterns, landscaping, storm drainage, utility accommodations, storage areas, trash facilities, etc., often create significant impacts on adjoining properties and the city in general, and as such, must be reviewed for conformity with city requirements and implemented in accordance with these requirements.
