(a) Lots in this district served by a public water and sewer system shall be subject to the following minimum size requirements:
(1) Minimum lot area shall be 10,000 square feet.
(2) Minimum lot width shall be 100 feet.
(b) Lots not served by a public water and sewer system shall be subject to the following minimum requirements:
(1) Minimum lot size shall be determined upon review by the Wamego Planning Commission. The recommendation of the Pottawatomie County Sanitarian shall be considered in the review.
(2) Minimum lot width shall be as required by the Pottawatomie County Sanitarian.
(3) Installation of lagoon systems shall only be permitted upon review and recommendation of the Wamego Planning Commission. Said review shall consider the recommendation of the Pottawatomie County Sanitarian.
(c) A building, structure, or use allowed in this district may occupy all that portion of the lot except for that area required for yard setbacks, off-street parking and off-street loading and unloading and their access roads; that area required for meeting the Pottawatomie County Sanitary Regulations; and as required for arterial and/or collector streets in Article 29 of this Title.
(d) In the case where the required off-street parking and/or loading and unloading will be provided within the building or structure, then the structure may cover the entire lot except as required for meeting the Pottawatomie County Sanitary Regulations, and as required for yard setbacks and arterial and/or collector streets in Article 29 of this Title.
