Sexually oriented businesses may be located within a commercial zone, an office zone and/or an industrial zoning district provided that such sexually oriented business is substantially similar to a listed permitted use within said district and provided that the sexually oriented business is otherwise in compliance with any specific requirements of the zoning districts, the requirements of this chapter and the requirements of the Village Planning and Zoning Code in general.
