(a) The subdivider shall prepare a preliminary plat of the proposed subdivision conforming to the requirements of this section.
(b) The preliminary plat shall include the following information:
(1) The proposed name of the subdivision. This name shall not duplicate the name of any other subdivision in the Village.
(2) The tract designation according to the real estate records of the Auditor and Recorder of Cuyahoga County.
(3) The names and addresses of the owner of record, the subdivider and the engineer or surveyor.
(4) The names of adjacent subdivisions and the names of record owners of adjacent parcels of unplatted land.
(5) The boundary lines, accurate in scale, of the tract to be subdivided.
(6) The location, widths and names of all existing or plotted streets or other public ways within or adjacent to the tract, and other important features such as existing permanent buildings, railroad lines, electric transmission lines and section lines.
(7) Existing sewers, water mains, culverts and other underground structures within the tract and immediately adjacent thereto, with pipe sizes and grades indicated.
(8) Existing and proposed contours with intervals of five feet or less, references to sea level datum.
(9) The layout, proposed names and widths of proposed streets and easements and the layout, numbers and approximate dimensions of proposed lots. The proposed street names shall not duplicate or closely approximate any existing street names in the Village or in adjacent municipalities or townships except coterminous streets.
(10) The profile of each street, with tentative grades indicated.
(11) The cross-section of each proposed street, showing the width of pavements, the location and width of sidewalks, if any, and the location and size of utility mains.
(12) The plans and profiles of proposed sewers, with grades and sizes indicated.

(13) The proposed water distribution system, showing pipe sizes and the location of valves and fire hydrants.

(14) Zoning boundary lines, if any; proposed uses of property and proposed front yard depths.
(15) All parcels of land, including streets, intended to be dedicated or temporarily reserved for public use, or to be reserved in the deeds for the common use of property owners in the subdivision, with the purpose, conditions or limitations of such reservation indicated.
(16) The location and plans of all structures appurtenant to the subdivision and intended for the common use of property owners, such as gates, recreation buildings, shelters and the like.
(17) North point, scale and date.
(18) Copies of any private restrictions to be included in the deeds shall be attached to the preliminary plat.
(c) A vicinity sketch at the scale of 400 feet to the inch shall be shown on or shall accompany the preliminary plat. The vicinity sketch shall show all existing subdivisions and the street and tract lines of all acreage parcels of land, together with the names of record owners of such parcels, immediately adjoining the proposed subdivision and between it and the nearest existing streets. It shall also show how the streets in the proposed subdivision may connect with existing and proposed streets and service drives in neighborhood subdivisions or unplatted property to produce the most advantageous development of the entire neighborhood.
(d) The horizontal scale of the preliminary plat shall be 100 feet or 50 feet to the inch, and the vertical scale of street and sewer profiles shall be 20 feet or less to the inch.
