(A) Mobile home space. Each mobile home in a mobile home park shall occupy a designated space having at least 7,000 square feet, and an average width of at least 60 feet, exclusive of common driveways.
(B) Access drives. Each mobile home space shall abut a drive within the park. Said drive shall be paved, to a width of 20 feet, in accordance with the construction requirements of Section E, (Pavement Designs) of NCDOT publication Subdivisions Roads, Minimum Construction Standards.
(C) Parking spaces. Two off-street driveway parking spaces (paved) on a well compacted sub-base shall be provided for each mobile home space. Required parking spaces shall be included within the 7,000 square feet required for each mobile home space.
(D) Recreation area. At least 400 square feet of recreational space shall be provided for each mobile home.
(E) Spacing. No mobile home or other structures within a mobile home park shall be closer to each other than 35 feet, except that storage or other auxiliary structures for the exclusive use of the mobile home may be closer to that mobile home than 35 feet.
(F) Spacing from exterior boundary. No mobile home shall be located closer than 30 feet to the exterior boundary of the park or a bounding street or highway right-of-way. Buildings used for laundry or recreation purposes shall be located no closer than 40 feet to the exterior boundary of the park or the right-of-way of a boundary street or highway.
(G) Flood prevention. Mobile home parks shall be located on ground not susceptible to flooding and graded so as to prevent any water from ponding or accumulating on the premises.
(H) Lighting. All mobile home parks shall be adequately lighted.
(I) Tiedowns. All mobile homes shall have tiedowns, which comply with North Carolina Regulations for Mobile Homes.
(J) Underpinning. All units shall be underpinned (skirted) by a solid, non-flammable material.
