(A) Purpose. The GC District is intended to create, preserve, or enhance areas with a wide range of retail uses and service establishments serving both long-term and short-term needs in compact locations typically appropriate to commercial clusters developed in urban-density areas. This District also includes some development which does not strictly fit the description of this chapter, but also does not merit a zoning district.
(B) Permitted uses. The following uses are permitted in a GC District:
(1) Automotive sales and services;
(2) Bakeries;
(3) Banks or other financial institutions;
(4) Beauty shops, barber shops, or other personal businesses;
(5) Boat or house trailer sales and services;
(6) Bowling allies or other commercial amusement establishments;
(7) Building materials supply outlets;
(8) Business or professional offices;
(9) Day nurseries;
(10) Foster care homes;
(11) Frozen food locker services;
(12) Self-service laundries;
(13) Laundry and dry cleaning establishments;
(14) Medical and dental clinics;
(15) Motels or hotels;
(16) Print plants;
(17) Restaurants;
(18) Retail stores;
(19) Home occupations;
(20) Multi-family dwellings;
(21) Rooming or boarding houses;
(22) Single-family dwellings; and
(23) Two-family dwellings.
(C) Conditional uses. The following uses are conditional uses in the GC Zone:
(1) Bars or taverns;
(2) Car washes;
(3) Drive-in theaters;
(4) Farm equipment or heavy equipment and services;
(5) Long-term parking;
(6) Mortuaries;
(7) Public uses;
(8) Semi-public uses;
(9) Service stations;
(10) Veterinary clinics or kennels; and
(11) Wholesale bakeries.
(D) Maximum height. Buildings shall not be more than four stories in height.
