§ 156.055 RESIDENTIAL DISTRICT (R-1).
   (A)   Purpose; density. The purpose of the R-1 District is to promote the establishment of medium-low density, single-family dwellings, not to exceed ten dwelling units per net acre.
   (B)   Required facilities. Centralized water and sewer facilities are required.
   (C)   Permitted uses. The following permitted uses are allowed in the R-1 Zone:
      (1)   Home occupations; and
      (2)   Single-family dwellings (excluding mobile homes).
   (D)   Conditional uses. The following are conditional uses:
      (1)   Day nursery;
      (2)   Dormitories;
      (3)   Foster care homes;
      (4)   Fraternity houses;
      (5)   Hospitals, nursing homes, or homes of the aged;
      (6)   Medical or dental clinics;
      (7)   Multiple-family dwellings;
      (8)   Planned unit developments;
      (9)   Public uses;
      (10)   Semi-public uses; and
      (11)   Sororities.
   (E)   Yards. Yards shall be as follows:
      (1)   Front yard minimum front setback shall be 25 feet; and
      (2)   Side yard minimum side setback shall be five feet.
   (F)   Maximum height. No buildings in Zone R-1 shall be more than four stories in height.
