§ 156.002 FUNCTION AND PURPOSE.
   (A)   The primary function of this chapter is that of adopting a procedure for assuring that the land use plan for the Town will become a reality. The recent approval of a Land Use Plan has established guidelines for this chapter. Further, it is the function of this chapter to regulate the location and use of buildings and land for trade, industry, residential and for public and semi-public or other specific uses;.to regulate height and area of buildings and other structures, to regulate and determine the size of yards, to regulate the density of population; and for said purposes to divide the Town into districts and establish the boundaries thereof; defining certain terms used herein; and providing for enforcement.
   (B)   The purpose of the regulations to be enforced in the various zoning districts, is to avoid congestion in streets; to secure safety from fire and other dangers; to prevent the over-crowding of land; to encourage the most appropriate use of land throughout the Town with reasonable consideration to be given to the character of any district and the suitability for particular uses; to guide and to promote the public health, safety, comfort, convenience and the general welfare of the citizens of the Town.
