11-1-3: DEFINITIONS:
The following definitions shall apply to the interpretation and enforcement of this Title:
BUILDABLE AREA OF A LOT: That portion of a lot which is available for construction and structures, and is bounded by the required front, rear, and side yards, and excluding any areas which are use-restricted such as scenic corridor areas, deed-restricted areas, drainage or other types of easement, and any other natural resource protection areas.
FLOOD PLAIN: Flood plains are areas identified as such on the Federal Emergency Management Agency (FEMA) maps. Flood plains may be either riverine or inland depressional areas. Riverine flood plains are those areas contiguous to a lake, pond, stream, or stream bed, whose elevation is greater than the normal waterpool elevation, but equal to or lower than the projected 100-year flood elevation. Inland depressional flood plains are flood plains not associated with a stream system, into which surrounding lands drain, causing periodic inundation by storm waters.
IDOT: Illinois Department of Transportation.
LCDOT: Lake County Division of Transportation.
LCHD: Lake County Health Department.
LCSMC: Lake County Stormwater Management Commission.
STREET CLASSIFICATIONS: The following street classifications shall apply:
   A.   Freeways And Expressways: I-94 and U.S. Route 41 south of I-94.
   B.   Major Arterial: U.S. Route 41 north of I-94, Delany Road, Green Bay Road, Wadsworth Road, and Illinois Route 173.
   C.   Minor Arterial: Dilleys Road, Kelly Road, Kilbourn Road, Mill Creek Road, Yorkhouse Road, 21st Street, 9th Street, and Russell Road.
   D.   Collector Street: The entrance street to subdivision or planned unit development. The length of the collector street shall be determined by the Plan Commission and Village Engineer, consistent with sound engineering and planning standards.
   E.   Industrial Streets: All streets within an industrial, office, or commercial subdivision or planned unit development.
   F.   Local Streets: All other streets which are designed and intended for local use only, not through traffic.
SUBDIVIDER: Any person subdividing land.
SUBDIVISION: The dividing of any tract, parcel, or any lot into two (2) or more tracts, parcels, or lots, or a resubdivision for any such purpose, and shall include planned unit developments.
SUBDIVISION AGREEMENT: A contract between the subdivider and the Village in form approved by the Village, which specifies among other things the improvements to be constructed as a part of the subdivision and the time-table for the installation of the improvements. All improvements shall be in accordance with all applicable requirements of this Title. (Ord. 96-445, 7-2-1996)
