§ 151.30 LOTS.
   (A)   The lot size, width, depth, shape, and orientation, and the minimum building setback lines shall be appropriate for the location of the subdivision and for the type of development and use contemplated.
   (B)   Lot dimensions shall conform to the requirements of the Zoning Chapter.
      (1)   (a)   No residential lot shall be less than 9,000 square feet in area, 75 feet in widths at the building line, and 120 feet in depth. A corner lot shall have extra width for setback of a building adequately from both streets.
         (b)   No residential lot not served by public sewer and public water supply shall be less than 22,000 square feet in area; provided, that a lot served by public water supply but not public sewer may have a minimum area of 11,000 square feet.
      (2)   Depth and width of properties reserved or laid out for commercial and industrial purposes shall be adequate to provide for the off-street service and parking facilities required by the type of use and development contemplated;
      (3)   Ordinarily side lines of lots shall be at right angles to straight street lines and radial to curved street lines;
      (4)   Double-frontage, and reverse-frontage lots, should be avoided except where essential to provide separation of residential development from traffic arteries or to overcome special disadvantages of topography and orientation. A planting screen easement of at least ten feet, and across which there shall be no right of access, shall be provided along the line of lots abutting such a traffic artery or other disadvantageous use; and
      (5)   The subdividing of the land shall be such as to provide, by means of a public street, each lot with satisfactory access to an existing public street for purposes of firefighting, utilities, and other public and quasi-public services.
