(A) Sanitation. All exterior property areas and premises shall be maintained in a clean, safe and sanitary condition free from any accumulation of rubbish or garbage.
(B) Grading and drainage. All premises shall be graded and maintained so as to prevent the accumulation of stagnant water thereon, or within any structure located thereon.
(C) Noxious weeds. All areas shall be kept free from weeds or plant growth which are noxious or detrimental to the public health and welfare.
(D) Grass height. All grass and weeds over six inches in height shall be mowed and the trimmings raked and disposed of properly.
(E) Accessory structures. All accessory structures, including detached garages, fences, and walls, shall be structurally sound, shall be properly surface coated when required to prevent deterioration and shall be free of all electrical and fire hazards and harmful insects and rodent infestation.
(F) Outdoor furniture, vending machines and appliances. All furniture placed outside the rental unit shall be waterproof and shall be maintained in good repair. No vending machines shall be allowed outside the rental unit. No appliances shall be visible from public areas.
(G) Parking. For scattered-site rental units, a parking space must be provided for at least 50% of the adult occupancy of the rental unit. If the parking space is on a public street, only those spaces immediately adjacent to the property may be counted. (Housing Code § 152.62) For apartment complexes, one off-street parking spaces per unit must be provided.
