(A) Permitted uses. Since most uses permitted in this district will be in proximity to residential districts, it is hereby declared that performance standards will be high and that all manufacturing, processing or assembly of materials and products must be carried on in a manner not injurious or offensive to the occupants of adjacent premises by reason of the emission of odors, fumes or gases, dust, smoke, noise, vibrations, or fire hazards. Permitted uses are as follows.
(1) Any use permitted in the business district, but not including residences or apartments, except the dwelling accommodations as may be needed to house a caretaker or watchman employed on the premises and their families.
(2) Apparel and other products manufactured from textiles.
(3) Batteries, manufacture and rebuilding.
(4) Bedspring and mattress manufacture.
(5) Belting manufacture.
(6) Bicycle manufacture.
(7) Brooms and brush manufacture.
(8) Boat building and repair.
(9) Building equipment yards, yards for building materials, lumber, coal, sand and gravel yards; yards for contracting equipment, maintenance or operating equipment of public agencies, or public utilities, or materials or equipment of similar nature.
(10) Bus line shops and garages.
(11) Canning and preserving.
(12) Canvas and canvas products manufacture.
(13) Carpet and rug cleaning.
(14) Carpet manufacture.
(15) Cartage (local), express hauling or storage yards.
(16) Cement block manufacture.
(17) Ceramic products, pottery, and glazed tile manufacture.
(18) Chick hatcheries.
(19) Cleaning and dyeing establishments when employing facilities for handling more than 1,000 pounds of dry goods per day.
(20) Cigarette and cigar manufacture.
(21) Coated fabrics, except rubberized, manufacture.
(22) Cork and cork products manufacture.
(23) Creameries and dairies.
(24) Drapery and bedding manufacture.
(25) Drugs and pharmaceutical products manufacture.
(26) Electric motors and generators manufacture.
(27) Engraving.
(28) Felt manufacture.
(29) Fur goods manufacture, but not including tanning or dyeing.
(30) Glass products, from previously manufactured glass.
(31) Grain storage and drying facilities
(32) Heating appliances and sheet metal products, including stoves and ranges, manufacture.
(33) Hosiery manufacture.
(34) Ice cream and ice manufacture.
(35) Kennel and outdoor pens and runs.
(36) Laundries, more than 1,000 pounds daily capacity.
(37) Machine shops and metal products manufacture, when not equipped with heavy (exceeding 50-ton pressure) punch presses, drop forges, riveting and grinding machines or any other equipment which may create noise, vibration, smoke, odors, heat, glare or fire hazards.
(38) Metal polishing and plating.
(39) Motor freight terminal, private.
(40) Musical instruments manufacture.
(41) Pianos and organs manufacture.
(42) Perfumes and cosmetics manufacture.
(43) Plastic products, but not including the processing of the raw materials, manufacture.
(44) Public utility electric substations and distribution center, gas regulation centers and underground gas holder stations.
(45) Rubber products (small) manufacture, such as washers, gloves, footwear, and bathing caps, but excluding rubber and synthetic rubber processing.
(46) Shoes and boots manufacture.
(47) Storage of household goods.
(48) Storage and sale of trailers, farm implements and other similar equipment on an open lot.
(49) Sporting and athletic equipment manufacture.
(50) Storage of flammable liquids, fats or oil in tanks, each of 50,000 gallons or less capacity, but only after the location and protective measures have been approved by local governing officials.
(51) Stone, marble and granite grinding and cutting.
(52) Textiles - spinning, weaving, dyeing and printing.
(53) Tools and hardware, such as hand tools, bolts, nuts, screws, cutlery, house hardware, locks and plumbing appliances, manufacture.
(54) Tool and die shops.
(55) Truck terminals, including exchange and handling of freight.
(56) Toys and children’s vehicles, manufacture.
(57) Wire brush manufacture.
(58) Any other manufacturing establishment that can be operated in compliance with the requirements of this section, without creating objectionable noise, odor, dust, smoke, gas, fumes or vapor, and that is a use compatible with the use and occupancy of adjoining properties.
(59) M-1 and M-2 Manufacturing Districts. Active solar energy systems, building integrated solar energy systems, gird-intertie solar energy systems, off-grid solar energy system, passive solar energy system, photovoltaic systems, solar collectors, solar energy system, solar energy system additions, solar farms, solar gardens, solar heat exchangers, solar hot air systems, and/or solar hot water systems, installed in compliance with this ordinance and in compliance with applicable local state and federal law shall be an allowable use, in addition to all others, in the M-1 and M-2 Manufacturing Districts.
(B) Height of buildings. No building or structure shall be erected or structurally altered to exceed a height of 4 stories, nor shall it exceed 45 feet in height, except as provided in this chapter.
(C) Area. The maximum ground area occupied by all buildings shall not be more than 75% of the area of the lot or tract.
(D) Yard areas.
(1) Front yard. There shall be a front yard having a depth of not less than 25 feet wherein there shall be no structure of any kind, open storage of materials or equipment, or the parking of vehicles. Where established building line is less, the established building line governs the front yard.
(2) Side yards. There shall be no side yard required, except where the property is adjacent to a residential district, there shall be a side yard of not less than 25 feet on the side nearest to the residential lots. The parking of private automobiles may be permitted within the side yard areas, but not closer than 5 feet to any lot zoned for residential use.
(3) Rear yard. A rear yard is not required except where a lot abuts upon a residence district, in which case there shall be a rear yard of not less than 35 feet, and no storage of materials or equipment, or the parking of automobiles shall take place within the 10 feet closest to any residential lot or lots.
(4) Existing buildings. Notwithstanding the provisions of divisions (D)(2) and (3) hereof, when existing buildings located in this district have already established a building line at a depth less than required by divisions (D)(2) and (3) hereof, any extensions or enlargements thereof may conform to the same building line, provided the extension or enlargement shall not interfere with the safety and general welfare of the public.
